The Anatomy Of A Home Inspection

The home inspection starts with the examination of the exterior of the home and surrounding landscaping. Then up on the roof (weather permitting) to look at the covering, flashing, roof penetration and drainage systems. When the outside of the home is completed we move inside and work our way through the hot water tank, furnace, electrical panels and supply & waste plumbing.. I examine the visible structural components of the home, followed by a room by room inspection. I finish in the attic looking at the structure, ventilation and insulation. This process takes 3 to 4 hours depending on the size and condition of the home. After the inspection is completed, I prepare a complete report of what was observed in the home. This written report, complete with pictures, also contain the locations of the main water, gas and power shut-offs, and the make of all appliances and if possible the age of the water heater, furnace and air conditioner. I also will make recommendation as to what needs to be repair and any safety items that are observed.
